By accessing and using the Atelier 81 website at atelier81sa.com(the “Site”), you agree to be bound by these Terms of Service (“Terms”). If you do not agree to these Terms, please do not use the Site.

2. Description of Service

The Site provides information about the Atelier 81 short-term rental apartment located at Magribija 1, Marijin Dvor, 71000 Sarajevo, Bosnia and Herzegovina. The Site allows visitors to view property details, amenities, location information, and to submit booking inquiries through the contact form or be directed to third-party booking platforms (Airbnb and Booking.com).

3. Booking and Reservations

Bookings can be made through the following channels:

• Third-party platforms:Bookings made through Airbnb or Booking.com are subject to the respective platform's terms and conditions, cancellation policies, and payment processing. We are not responsible for issues arising from third-party platform transactions.
• Direct inquiries: Inquiries submitted through our contact form are not confirmed bookings. A booking is only confirmed once you receive a written confirmation from us specifying dates, pricing, and payment details.

4. Check-in and Check-out

Standard check-in time is from 14:00 and check-out is by 10:00. Early check-in or late check-out may be possible upon prior arrangement and is subject to availability. Failure to check out by the agreed time may result in additional charges.

5. Guest Responsibilities

By staying at Atelier 81, guests agree to:

• Treat the property, furnishings, and equipment with care and respect
• Not exceed the maximum occupancy of 5 guests
• Smoke only on the designated balcony area — smoking inside the apartment is strictly prohibited
• Comply with building rules and be respectful of neighbors, especially during nighttime hours
• Report any damages or maintenance issues promptly
• Not use the property for any unlawful purpose, parties, or events without prior written consent
• Leave the apartment in a reasonably tidy condition upon check-out

6. Damages and Liability

Guests are responsible for any damage to the property, furnishings, or equipment caused during their stay beyond normal wear and tear. We reserve the right to charge the guest for repair or replacement costs. For bookings made through third-party platforms, damage claims will be handled according to the platform's policies.

7. Cancellation Policy

Cancellation policies vary depending on the booking channel:

• Airbnb / Booking.com: The cancellation policy displayed on the respective platform at the time of booking applies.
• Direct bookings: Cancellation terms will be communicated at the time of booking confirmation. Generally, free cancellation is available up to 7 days before check-in. Cancellations made within 7 days of check-in may be subject to a charge.

8. Parking

Private parking is available at the building. Use of the parking space is at the guest's own risk. We are not responsible for any damage, theft, or loss to vehicles or their contents while parked on the premises.

9. Accuracy of Information

We make every effort to ensure the information on the Site is accurate and up to date, including descriptions, photographs, and amenity listings. However, we reserve the right to make changes at any time without prior notice. Minor variations between the Site content and the actual property do not constitute grounds for cancellation or refund.

10. Intellectual Property

All content on the Site — including text, images, graphics, logos, and design — is the property of Atelier 81 or its content suppliers and is protected by applicable intellectual property laws. You may not reproduce, distribute, or use any content from the Site without our prior written permission.

11. Third-Party Links

The Site may contain links to third-party websites, including Airbnb, Booking.com, and Google Maps. These links are provided for your convenience only. We have no control over the content or practices of these sites and accept no responsibility for them. Your use of third-party sites is governed by their respective terms and policies.

12. Limitation of Liability

To the fullest extent permitted by law, Atelier 81 shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the Site or your stay at the property. Our total liability for any claim related to the Site shall not exceed the amount paid for the booking in question.

13. Governing Law

These Terms are governed by and construed in accordance with the laws of Bosnia and Herzegovina. Any disputes arising from these Terms or your use of the Site shall be subject to the exclusive jurisdiction of the courts of Sarajevo, Bosnia and Herzegovina.

14. Changes to These Terms

We reserve the right to update or modify these Terms at any time. Changes will be posted on this page with an updated revision date. Continued use of the Site after changes are posted constitutes acceptance of the revised Terms.
